This takes out the emotional factors and helps us look at the property objectively from the eyes of the bank that will be lending you the money. This detailed analysis is very powerful when presented with an offer because it shows the sellers exactly how we arrived at our offer price. If the bank won't lend the money, then the house probably isn't worth it. Negotiations are immediately simplified, and the best price is secured faster, when you start with a legitimate bank appraisal in hand.
